The site is located on the elbow of the Orwell and provided a prominent site for good quality architecture.
The design provided a high density scheme with a multi storey car park to basement – then the scheme provides strong architectural forms to create various towers and the formation of an open courtyard facing the Orwell. The scheme provided; hotel, residential, offices, bars, restaurants, retail and car parking.

The office and retail has been located to the main street frontage along Jamaica Street and provides mezzanine floor accommodation with large glazed frontage to street.

A variety of office space was provided from large town house buildings to small units in a business centre, the design provided a high density of office space.
